There was good news for bathroom remodelers and deck builders in this year's Cost vs Value report, but roof contractors have less of a reason to cheer: a mid-range roofing replacement costing just under $21,000 retains only 68.4% of its value on resale nationally, a decline from last year.
The annual survey tracks the return on a variety of repairs and upgrades, offering both national and regional snapshots of how much homeowners can expect to recoup when they sell.
In the midrange roofing category, the return was only slightly below last year's return of 68.8% but follows a trending decline that started in 2015 when a roof replacement netted homeowners a return of 72.8%.
The job includes the removal of existing roofing to bare sheathing, the installation of 30 squares of 235-pound fiberglass asphalt shingles with new underlayment, and new galvanized drip edge and aluminum flashing.
Jobs with the best returns included an upscale garage door replacement (98.3%), the installation of midrange manufactured stone veneer (97.1%), and a midrange entry door replacement (91.3%).
